French Farmhouse to let - Le Boulevard

"Le Boulevard" is a five bedroom traditional Charentaise house with a 10m x 5m heated swimming pool.

The former “Relais” (coaching inn for grooms & horses serving a local chateau) - in the Poitou Charentes region - has been completely renovated by local craftsmen and accommodates up to 12 people in comfort. In a quiet location on the edge of a small village, Le Boulevard faces south with views over gently undulating countryside. It is approximately 10 minutes drive to Sauze Vaussais and Chef Boutonne with their restaurants, shops and supermarkets.

Features of Le Boulevard are the space guests have even when fully occupied; it is well equipped with all that guests will need during their holiday; many of the internal walls have been stripped back to the original stone and many of the original beams have been retained.

On the ground floor the spacious entrance hall has stairs leading to the first floor.

The Salon leads off the right of the entrance hall. It is approx 30 sq m (5.8m x 5.3m) with settees, occasional chairs, writing desk, satellite TV and DVD. and a magnificent stone fireplace with a wood burning stove.

The Kitchen/Dining Room leads to the left off the entrance hall. The 45 sq m (8.5m x 5.3m) room tends to be the place where people gather throughout the day with a table seating up to 12 people. The kitchen is fully equipped with gas cooker/oven, microwave, dishwasher, fridge/freezer, radio/CD player, ample storage space and a full range of utensils. A high chair is available on request. Utility Room leads off the kitchen/dining room with a washing machine, sink, ironing board and cleaning utensils.

Ground Floor Double Bedroom. This double bedroom has views across to the garden/pool and there is a door leading to the front of the house. The room is therefore suitable for people with limited mobility who can access the room through this door, though there is also a ramp from the kitchen/dining area.

Adjacent to the bedroom and utility area is a toilet and shower room. It is suitable for people with impaired mobility as the shower base is at floor level with no step.

On the first floor there is a U shaped gallery off which are 4 spacious bedrooms, 1 double, 2 with three single beds and a twin room with a cot. All the bedrooms have exposed beams and some walls of natural stone. There is one family bathroom/toilet and also a shower/toilet room.

Double Bedroom The room, which is 4m x 4.5m has views over the garden, pool and open fields beyond.

2 x Twin/Triple Bedrooms Both rooms also have views over the garden and fields and both measure 4m x 4.3m

1 x Twin Bedroom - Though smaller than the other bedrooms on the first floor, this room easily accommodates 2 beds as well as a cot. The cot can be moved to other bedrooms depending on parent/infant sleeping arrangements.

Central heating - The house is fully centrally heated for winter lets. There is a wood burning stove in the salon. A supplement is charged for central heating during the cool months of the year.

The garden, of approximately 50 x 35 metres (just less than half an acre) is mainly lawn and is all at the front of the house.

The Pool - There is a 10 x 5 metre swimming pool with Roman steps and underwater lighting with an adjacent shaded area. It is fully fenced to comply with French regulations and is 1.65 metres at the deep end to make it more child-friendly. The pool, with solar heating, can be used from late May until late September.

Barn - Beside the house there is an open-fronted barn with a barbeque, tables and chairs for meals al fresco.
